Across the UK, school heating systems are quietly burning through budgets. Boilers fire up at 5am on Sunday mornings. Hot water circulates through empty corridors during half-term. Roughly 92% of non-electrical energy consumption in commercial and public buildings is attributable to space heating and hot water. In schools, that figure is amplified by something the sector rarely accounts for honestly: occupancy patterns. A typical secondary school is genuinely occupied for around 195 days a year, in defined hours, with significant variations between term time, INSET days, holiday clubs, lettings, and weekends. Yet most heating systems are governed by legacy time clocks, manually adjusted thermostats, or a Building Management System (BMS) that hasn’t been re-commissioned since installation.
The result is that boilers frequently run when buildings are empty, run too hot when they don’t need to, and stay on long after the last classroom has emptied for the day. Caretakers and site managers are doing their best, but without real-time data on what each boiler is actually doing, optimisation is guesswork.
A Different Approach: Cloud Monitoring and Control
The Zircon Smart Cloud Boiler Control system has been engineered specifically to address this problem in existing buildings, without the cost or disruption of replacing legacy controls. It works by layering intelligence on top of what schools already have.
A single Boiler Optimiser Kit is installed in the plant room alongside the existing controls, complete with two external temperature sensors for frost protection. Classroom temperature and humidity sensors (typically 10 per site) provide live insight into what occupants actually experience. Two PT100 probes measure boiler flow and return temperatures, giving us a true picture of plant performance. All of this communicates wirelessly via a LoRaWAN gateway to the Zircon Smart Platform, where the data becomes visible, actionable, and reportable.
Crucially, the system does not replace existing controls. It enhances them, integrates with them, and complements them. There is no need to rip out a legacy BMS or commission an expensive upgrade. The optimiser also includes a manual bypass mode, so the site team retains full local control whenever they need it.
Savings Within Two Hours of Installation
One of the most striking findings from our deployments is how quickly schools see results. In one recent case, the system was generating measurable savings within two hours of being commissioned. Within six weeks, that same site had saved £5,850. By the end of Year 1, the cumulative saving reached £35,000.
The savings come from eliminating waste that nobody knew was happening: heating systems running through weekends, holidays, and after-school hours when the building is empty, plant operating outside the temperature setpoints required for occupant comfort, and circulation losses that compound across long winter months. Once the platform makes that consumption visible, the optimisation logic and the site team can act on it together.
